I prepare before I talk. That means knowing what similar homes closed for, how long this home has sat, whether the seller has already bought elsewhere, and what the appraisal will likely support.

Then I use the full toolbox. Price is one lever. Repair credits, rate buydowns, closing cost credits, personal property, and possession dates are all negotiable and often cheaper for a seller to give.
