Cape Coral, Florida

Cape Coral Real Estate With a Local Realtor

Cape Coral was built around water. More than 400 miles of canals run through the city, and many homes have a dock in the back yard.

History and character

Two brothers from Baltimore, Jack and Leonard Rosen, bought the land in 1957 and marketed it as a waterfront community. Crews dredged canals and sold lots by mail and by plane tour.

Growth was slow for decades because the city was platted far ahead of its population. That is why Cape Coral still has thousands of vacant lots inside city limits.

The 2000s and 2020s brought waves of new construction. Today the Cape is one of the fastest growing cities in Florida, with a young family base in the north and mature waterfront streets in the south.

Neighborhoods and pockets

  • South Cape: closest to the bridges, Gulf access canals, and the Cape Harbour and Tarpon Point marinas.
  • Southwest Cape: sailboat access with no bridges, the premium spot for larger boats.
  • North Cape: newer homes, bigger lots, more space for a pool and a three-car garage.
  • Burnt Store corridor: gated communities and golf, with a straight shot north to Punta Gorda.

Lifestyle here

  • Direct sailboat or bridged Gulf access from your own dock
  • Tarpon Point and Cape Harbour dining and boat slips
  • Kayaking the Matlacha Pass and Sanibel back bay
  • Family parks, pickleball, and a growing restaurant scene

What I check before you buy in Cape Coral

  • Not all canals are equal. Sailboat access, bridge heights, and canal width change value a lot.
  • Assessments, utility extensions, and lot fill costs matter if you are buying land to build.
  • Seawall condition is a real inspection item, not a formality.

Schools serving Cape Coral

Cape Coral has its own public schools plus several charter options that draw from across the city.

School assignment depends on the exact address, and zoning changes. Confirm the zoned schools for any specific home before you make an offer.
