Step 1: Get your financing straight
Talk to a lender before you tour homes. A full pre-approval, not a quick pre-qualification, tells sellers you are real.
Ask your lender for a payment estimate that includes taxes, insurance, and HOA dues. That number decides your true budget.
Step 2: Define your non-negotiables
- Year round living, seasonal use, or investment
- Gulf access, lake view, golf, or no HOA at all
- Commute and school zone requirements
- Age of roof, AC, and windows you can accept
Step 3: Understand insurance before you offer
Insurance is a major cost here, and it varies widely by roof age, elevation, and window ratings. I have you get quotes on your top choices early.
Flood insurance depends on the flood zone and elevation certificate, not on whether the home has flooded before.
Step 4: Tour with a plan
Photos hide the things that matter: road noise, afternoon sun on the lanai, and how the neighborhood feels at 6 pm.
I take notes on every home so we compare facts later instead of relying on memory.
Step 5: Write an offer that wins on terms
In a slower market you have leverage. We use inspection windows, credits, and closing timing to protect you without losing the house.
I research the seller's situation first. Knowing their motivation is worth more than guessing at a number.
Step 6: Inspections, HOA docs, and closing
- General inspection plus wind mitigation and four point when needed
- Read HOA rules on rentals, pets, trucks, and fences
- Confirm permits for pools, additions, and re-roofs
- Review title and survey for easements
Closing usually takes four to six weeks with financing. I coordinate lender, title, and inspections so you are never chasing updates.
