Chapter 1: Pricing with data, not hope

Your price is set by recent comparable sales, not by what you paid or what you need. I pull closed sales, active competition, and expired listings for your exact area.

Overpricing costs more than time. The first three weeks bring the most qualified buyers, and a stale listing invites lower offers later.

Chapter 2: Prep that actually returns money

  • Paint, deep clean, and declutter before photos
  • Fix visible water stains and soft spots on the lanai
  • Service the AC and gather maintenance records
  • Have roof age, permits, and insurance history ready
  • Trim landscaping so the front elevation reads clean

Skip large remodels right before listing. Buyers rarely pay full value for choices they did not make.

Chapter 3: Marketing your home properly

Every listing gets professional photography, video, and floor plan level detail. Buyers decide on their phone before they ever tour.

Beyond the MLS, I market to my buyer database, other agents with matching clients, and paid social targeting relocation buyers.

Chapter 4: Negotiation and inspection

Price is one term. Closing date, repair credits, financing type, and inspection windows all shift your net.

When inspection items come back, I separate real defects from wish lists and push back with documentation.

Chapter 5: Insurance, flood, and Florida specifics

Roof age and window ratings can change a buyer's monthly payment by hundreds of dollars. That affects what they can offer.

If your home is in a flood zone, we get the elevation certificate early so buyers are not guessing at cost.

Chapter 6: Timeline and closing

  • Week 1: pricing, prep plan, photo and video shoot
  • Week 2: go live, showings, first feedback review
  • Weeks 3 to 6: offers, negotiation, contract
  • Weeks 6 to 10: inspection, appraisal, title, closing

Cash deals close faster. Financed deals follow the lender calendar, and I stay on the loan officer weekly so nothing stalls.
