Selling

Is Now a Good Time to Sell in Southwest Florida?

Inventory is higher than the long-term average. That does not mean you cannot sell well, but it does mean price and presentation decide everything.

The honest market picture

There is more competition than there was a few years ago. Buyers have choices and they use them.

Homes that are priced correctly and presented professionally still sell. Overpriced homes sit and then sell for less.

Reasons to sell now

  • You need to move for work, family, or health
  • Your insurance or maintenance costs have outgrown the home
  • You have strong equity and want to reposition
  • You are downsizing and buying with cash

Reasons to wait

  • You have no motivation to move and no equity need
  • Your roof or major systems need work you can complete first
  • You would be selling low and buying high in the same market

If you do sell, do these four things

Price from closed comparable sales, not from your neighbor's list price.

Invest in paint, cleaning, and professional photography before day one.

  • Fix visible defects buyers will notice on tour
  • Gather roof, permit, and insurance documents up front
  • Be ready to negotiate credits instead of cutting price
  • Launch when you can hold the price for three full weeks
